The world stock markets are going through quite a turbulent period at present and on average around ten percent has been wiped off some of the leading markets over the last month. In this article I write about how on a personal note I try to save in a series of different financial products which helps me to spread the risk, including when we have these stock market falls.

I started saving money on a regular basis about five years ago. At this stage the stock market in the UK had just had some dramatic falls after the terrorist attacks in New York. I wanted to build up a kind of rainy day fund and decided to invest monthly premiums into a unit trust. I started saving 50 a month and over time I increased this figure.

I have to say that I have been very lucky as my investment has done very well, I have even over the last couple of years cashed in some of the units to pay for our family holidays. At the start of this year the stock market in the UK was showing its highest levels in five and a half years.

In the five years that I have been investing, I have bought and now own a large number of units in this unit trust fund. What it now means however, is that if the stock markets have a period just like the one it has had, it costs me financially on paper quite a lot of money.

I now believe that my exposure to the stock markets is high enough and have decided that I will leave the units that I have invested in the fund as they are, but that I will not be adding to them. Instead I am going to put my regular savings into one of the high interest regular savings online bank accounts. This of course is a way of spreading the risk.

I have no idea which way the world stock markets are going to go over the next few months. Many people are saying that the United States interest rates may rise and that this could have a damaging affect on world markets. There could well be another major terrorist attack which could of course result in dramatic stock market falls.

I am hoping that the stock markets will continue to rise in the same way that they have over the last five years and that the falls over the last few weeks are just a blip. I just think that I have enough money invested and would like to start building some form of other savings in a safer type of environment.

Working Capital & Cash Flow Solutions: Should I Borrow From A Bank?

Recently, my newspaper reported that a local bank …earned a four star excellence rating for the sixty-fourth consecutive quarter. Thats sixteen years of four star excellence! The article went on to say that the rating is based on a complex formula that includes capital safety levels, quality of loan portfolio, and the ability to meet obligations The press release was designed to showcase the value of this bank and demonstrate its prominent position in the economy.

As a former banker with over seventeen years of commercial experience, I chuckle at this information being tossed around by the bank and its regulatory agencies for self promotion and marketing purposes. I suppose that if you are a blue-hair whose purpose is to find somewhere other than under the mattress to keep your retirement funds, this article was good news. But what does it mean to the business owner or entrepreneur looking for a Funding partner to participate in an opportunity to grow, increase jobs and profit? In a nutshell this type of information should be a wake up call to find another bank-heres why.

Lets explore the underlying meaning to business customers behind a portion of this complex formula.

Capital Safety Level

In laymans terms this means that the bank has more than adequate reserves of Cash. Cash that is available, but not loaned out its Capital Safe. Banks that have high reserves of Capital can be presumed to be low on the scale of aggressive lending. They hoard Cash – even though they cannot make the same return on reserved Cash as they can on employed Cash. But for the bank, its less risky to hoard Cash than to loan Cash, and therefore contributes to their four-star excellence rating.

Quality of Loan Portfolio

A high quality loan portfolio means that the banks loan loss experience is at or above levels set by regulatory agencies. One can infer that the bank therefore takes fewer risks. Bankers are not supposed to be entrepreneurial or take risk. A banker has never been rewarded for taking risk! The banking system rewards those who can decline any borrowing request outside of the underwriting parameters. Loan portfolio quality thats high = low loan accessibility to business owners. It stands to reason that banks are not risk takers based upon the low returns they are willing to accept.

Banks with four star excellence ratings seek out commercial customers who are stable and have limited need to borrow. The other 72% of business customers are left outside the circle of these banks. Where do these businesses turn to Cash Flow the Working Capital needs of their business? Where do they go to fund opportunities for growth and development of new market niches? More often than not they turn to the widely accepted world of non-traditional funding sources – preferred SBA lending companies for real estate and fixed asset needs, leasing companies for equipment needs, and Factoring companies for Working Capital needs. These non-traditional funding sources evaluate opportunities to participate by lending funds to small & medium sized businesses. Non-traditional lenders rates on borrowed funds may be higher than traditional bank rates, but their mission is to employ funds to obtain a return, not to let cash sit idle on the sideline in order to obtain a four star excellence rating. Their pricing reflects the perceived risk. And, they are not restricted by regulatory bureaucracy or fear of losing their four star rating as banks are.

In this ever changing world, business owners are advised to explore opportunities outside of the traditional financing channels. Before a need arises a business should be familiar with alternative funding sources. And perhaps, when your bank informs you that they continue to achieve a four-star excellence ratingit would be wise to investigate your options pertaining to Working Capital and Cash Flow solutions.

Many people collect Inuit art as investments. Inuit art is growing internationally but it has been suggested that the number of actual Inuit artists are actually declining. The creation of the Nunavut government which represents Canada’s third official territory, has resulted in many new employment opportunities for the Inuit, particularly the younger ones. Carving and the entire process of bringing back suitable stone from distant quarries to their own communities are hard work for Inuit art carvers. Many young Inuit prefer to pursue less physically demanding careers such as regular nine to five, weekday only government office occupations. As government offices grow, so will the local businesses to support them which create even more local jobs for Inuit people. These trends are not only
affecting Inuit males but also females as well. As more young Inuit women move towards a ’southern’, i.e., more North American lifestyle, Inuit art drawing, wall tapestry and doll making will be less attractive skills to learn compared to office or retail skills.

Many master Inuit art carvers are also expert hunters. They get to see the Arctic animals regularly resulting in excellent representations in their Inuit carvings and other artwork. Many young Inuit these days prefer not to hunt since northern community grocers have reduced a need to hunt for food. As a result, the accuracy of carvings by some younger, non-hunting Inuit artists may be affected since they may not have the familiarity of Arctic animals like older master carvers do.

All of these developments may lead to the demand for good, high quality Inuit art surpassing supply. This will in turn cause a future appreciation of value for good Inuit art. Of course, characteristics of each piece must be taken into consideration. However, most art experts recommend against buying any type of art purely for investment purposes only. Art should be appreciated for its esthetic value. If a certain artwork doesn’t increase in value as hoped, then at least one would still have a lovely piece of art to look at. If one finds a piece of Inuit art that he or she really likes and can afford, then it should be purchased since the opportunity to own that one of a kind piece will probably not come around again.

To find buyers for your properties, get to know other investors who would be interested in buying from you. Do this by developing an identity, looking through title records to find other investors, developing a marketing strategy and contacting investors who advertise via street signs.

Finding buyers for investment properties does not have to be a complex marketing battle. In fact, successful real estate investors often find buyers and tenants for their properties before the even purchase a piece of real estate. They do this by focusing on other real estate investors. Other real estate investors are always looking for properties to buy, so if you can supply them with properties, you will have a steady stream of potential clients at your beck and call.

Developing a list of investor clients willing to buy your properties is as simple as:

1) Developing a brand. In order to have investors remember you, you need to develop a brand or identity that stands out. This can be as simple as wearing a distinctive style of clothing, having a polished image, being approachable and personable, or having a specific niche or focus that is intriguing. Even a memorable business name or business card can go a long way towards ensuring that people remember you.

2) Looking for title records. Visit a title company or get to know a local real estate broker to find local title records. Good investors who are interested in buying and selling lots of properties show up on these records very regularly, so when a few names show up in the records again and again, you know that those are contacts you want to make.

3) Marketing. When you eventually have your list of investors, you will have to do less marketing work in order to sell your investment properties. However, at the beginning, especially, you will need to market in order to generate a list of potential investors interested in your homes. To do this, hand out brochures, business cards, and other marketing materials to everyone you know. Try targeting your ads to places where you know investors visit. For example, sign up for the local investors club or advertise in a local publication that investors tend to read.

4) Look for street signs. Any signs that say “We Buy Houses” are generally from investors, and you generally want to get to know the people who are pasting around the signs in your area. You want to contact these people when you have investment properties you want to sell, and you want these people to call you when they come across business opportunities that they don’t want but which you might find intriguing.

Venture Capital – Most Important Lessons From Northern Crown Capital To You

Michael

Use an intermediary. The benefits of using one have been discussed throughout this program. Hopefully you will use Northern Crown Capital, but if not there are many good ones out there.

Remember that in most cases, the deal you end up with is not the deal you thought you would get when you started. You have to be flexible and able to turn on a dime in order to make the deal progress.

Matthew

Deal with people of quality. Associate yourself with experienced people who have gone through several cycles and have a proven track record in a wide variety of industries.

Do not be greedy. In the market the bears can make money, the bulls can make money but pigs go to slaughter. If you are too greedy, you cannot make a deal. Markets will change. Windows open and windows close. To some extent investing is a fashion business. Certain types of deals are in fashion and then they are out. When money is being made available you are better off to take it when it is being offered.

Always be very open and candid in your discussions. Do not hide. Do not play games. Be totally open. And whatever you do, do not bluff. An investor will find out quickly when you are bluffing and you will lose the deal.

Bob

Financing is just one of the tools you need to build a good company. It is like the blood in your body. Financing is not the heart and soul your business is.

Good entrepreneurs build great companies because they are good at motivating their employees, excellent at working with suppliers, have an obvious ability to satisfy customers and they also treat the venture capitalist as a supplier, albeit a supplier of money and not a physical product. If you think of investors with a me against them attitude or with any degree of hostility you should not enter into the deal. You will need their support when times get tough. A good working relationship with investors will help ensure your long term success.

What is Diversification as applied to HYIPs?
Diversification is a technique that reduces the risk by spreading your portfolio over many programs to avoid excessive risk imposed by HYIPs. In simple English this means do not put all your eggs in one basket.

There are certain issues you should consider on how to diversify you portfolio over different programs. Lets see these issues one by one:

Determining how many Programs You should have:
Obviously diversifying over 10 programs is better than investing into 2 programs. It is even better to have 20 programs instead of 10. But, it is hard to find 20 solid programs. There fore , The bottom line for diversification , as far as HYIPs is concerned is that , you have to diversify you portfolio over researched programs as maximum as possible. But, I want to clarify one thing; Diversification does not mean spreading your portfolio over scam programs. Always make a diligent research before you diversify you portfolio.

To put it briefly, diversify your portfolio to at least 5 to 10 well researched programs.

Mixing between Old and New Programs:
You may have favorite programs performing well for long time, programs which you have more confidence, well researched and what you think are reliable. But there is a concern in HYIPs arena; there is always a calculated risk even with the most solid program. It is hard or impossible to exactly determine the age of a particular HYIP. For this reason, it is always recommended to mix your favorite HYIPs with new programs.

The benefits of financing a real estate investment in Maryland cant be emphasized enough. Not only does it give you a massive tax benefit, it also eliminates your need for immediate cash and for sellers or lenders, it also creates a stream of income. And getting it is not very difficult. Most lenders know that they can earn a good amount of interest on the amount they lend. In case you are looking for a seller to finance your purchase, just tell him that you will pay him more if he waits. Hell be game. However, this is not all; there are various other ways to get your deal financed.

An investor in Maryland can also look for private lenders to finance his deal. Though the investor might have to pay a rate of interest that is higher than what the banks ask for, but there will be lesser hassles.

The investor can also take over the existing loan, if any, against the property in Maryland while purchasing it. The investor must make sure than the all the previous installments are cleared. In this method, the investor does not have to shell out a down payment for the purchase of property in Maryland. The remaining payment for the purchase can also be made to the seller in installments.

What does an investor do when he has no cash and the seller is not ready to sell without it? The solution is pretty straightforward and simple. He mortgages some other property that he has. He might even try combining the equity of more than one property to arrange for the finance. However, the investor must take care that he mortgages his residential property and not the ones that are meant for investment. He will end up blocking them and might have a problem selling them when he plans to.

An investor can raise all the cash he needs for a real estate deal in Maryland. He just has to be alert and look at all the options available.

The secret in real estate business is to use other peoples money. This is how most real estate tycoons are made. Unlike traditional residential real estate mortgages, real estate financing offers much broader financial options, including lending or financing from various financial institutions. Transactions like these call for above-average negotiation skills.

It’s not advisable to invest your own money in a real estate as for a few very important reasons. First, you you tend to give most of your profits away by not leveraging your investment. Second, real estate is a very risky business you don’t want to jeopardize everything you have.

This is not to say that real estate investment is all about losses. On the contrary. if you know how to make money work for you, you may actually garner a great deal of money in return for your investment.

Heres how:

If, for example, you purchase a $100,000 property that increases an average of 7 percent per year (in reality that number could be higher or lower), you would see a net profit from renting your property resulting in an approximately 15 percent return.

If you’re content with little return of investment, you might settle with your 15 percent return. But if you really want to earn on your investment, consider the possibility of what leveraging can do for you. At present, a typical real estate investor can find financing as high as 95 to 97 percent of the purchase price. There even some instances where you may be able to get a 100 percent financing but we won’t use this for our example as it’s an inadequate comparison.

So, if you’re are an investor who is already content with a smallreturn of investment then 15 percent sounds like a lot. But for those who really want to make it big in the real estate, 15 percent is far from being considered a noteworthy return.

How does leveraging work?

Let’s assume that the rental income will cover all your expenses, including the mortgage payments. Taking the same example, a 7 percent appreciation of your property results in a $7,000 profit per year. With a 95% financing in place, you’ll be able to get a $7,000 return on $5,000 (your 5 percent down payment on a $100,000 real estate property). This will provide you with a 140 percent return on your investment. Not only that, with the same $100,000 you can go out and purchase 20 investment properties, finance 95% percent of them, and make an amazing $140,000 profit a year. This totally beats the $15,000 profit with an all-cash transaction.

In terms of the additional 20 properties, expect to have a hard time getting financing for them since usually only five or six new rental property mortgages are the maximum that lenders presently allow. Which is why you need to have an above-average negotiation skills.
